Preparing the annual budget and overseeing a community association's finances are perhaps the most important responsibilities of the association's board members. It is a primary business duty of a community association to maintain and preserve market values of both the residential and common area property. To do so properly, directors must develop funding plans for future repair or replacement of major common-area components, such as swimming pools, decks, asphalt surfaces, concrete areas, fencing, monument signs, and much more. Using annual operating budgets and reserve budgets assist in reflecting the plans and goals of the association as well as in setting the level and quality of service for the community association's activities in the months and years ahead.

Board Meeting Agendas

The number one most important part of a Board meeting is the agenda. The agenda is what guides the Board in conducting a timely and productive Board meeting all the while keeping the homeowners informed.

Once a Board meeting concludes, you should keep a folder of items for the next Board meeting. This way, throughout the month or months depending on when your Board meetings are held, whenever an issue comes up, whether it’s a homeowner correspondence or vendor proposals, everything you need at that next meeting is already collected by the time the agenda needs to be written.

Storm Drain Management

There are over 1,170 storm drain structures and 250 miles of drainage pipe within our communities. In many cases the maintenance of these systems are the responsibility of the community and not local govern ment. Maintenance may include clearing blocked drains, removing debris from storm drain structures, and cleaning and repairing damaged drainpipes.
